Cleaning and grounds are new briefs; hygiene and pest we can start on quickly. All of it mobilised fast and supported on the ground, because Koreserv already operates on this site.
Cleaning · ready to start
Common-area cleaning
- 2 cleaning operators, Monday–Friday — one full day (07:00–17:00), one half day (07:00–13:00) — plus a Saturday morning
- Lobbies, corridors, lift lobbies, stairwells and communal ablutions across both blocks
- Regular checks by your designated area supervisor, against a checklist signed off monthly
- Full statutory cover — all leave (annual, sick, family responsibility and AWOL replacement), provident fund, bonus, UIF, skills levy and COID — plus equipment, chemicals, consumables and uniforms
Grounds · ready to start
Garden & grounds maintenance
- Formal beds and the green open spaces kept presentation-ready
- The watercourse boundary: debris, overgrowth and culvert clearing
- Paving sweep, leaf clearing and drain runs (seasonal load built in)

Washroom hygiene
- Sanitary bins serviced fortnightly; air fresheners bi-monthly
- Full dispenser set: soap, toilet roll, seat cleaner, hygiene bags, hand dryers

Method: Daily blow/sweep and spot-mop of light spills.
Chemicals: Neutral floor cleaner

Matt ceramic tile — ablutions (16 sets)
Method: AM full clean & disinfect of WCs, urinals and basins; descale; mop floor; restock; midday service; weekly grout scrub.
Chemicals: Acidic bathroom cleaner/descaler, disinfectant, glass cleaner, air freshener
Equipment: Colour-coded cloths & mop, toilet brush, janitorial trolley, deck brush
Ceramic tile, timber & brass — lifts (×4)
Method: Daily sweep/vac and damp mop floor, wipe timber panels, clean mirrors and doors; weekly brass polish and timber feed.
Chemicals: Neutral cleaner, glass cleaner, timber-safe cleaner, brass polish
Equipment: Mop, microfibre, glass cloth, vacuum
Ceramic tile — stairwells (×4)
Method: Daily sweep/vac of treads & landings, spot mop, disinfect handrails; weekly edge and grout scrub.
Chemicals: Neutral cleaner, disinfectant
Equipment: Broom/backpack vac, mop, deck brush, wet-floor signs
Tile — foyers (×4), passages & entrances
Method: Daily dust-mop and damp mop, clean glass doors, lift entrance mats, wipe touch points; weekly machine buff for shine.
Chemicals: Neutral floor cleaner, glass cleaner
Equipment: Dust mop, trolley mop, high-speed scrubber, window kit
Delivered by 2 operators, Mon–Fri — one full day (07:00–17:00), one half day (07:00–13:00) — plus a Saturday morning, working off a signed daily checklist and reported live in Epicode. The monthly fee carries full statutory cover: all leave (annual, sick, family responsibility and AWOL replacement), provident fund, bonus, UIF, skills levy, COID, uniforms, chemicals, equipment and contract management.

Method: Weeding, edging, pruning and shaping, litter pick-up and watering — kept presentation-ready as part of ongoing maintenance.

Method: Mowing and edging, timed to the season.

Watercourse boundary
Method: Clearing debris, overgrowth and the culvert on a regular cycle and after heavy rain, keeping the drain clear.

Paving & leaf clearing
Method: Daily blow and sweep of leaves off paving, beds and drain runs; monthly pressure wash of paving. Quarterly moss and algae treatment on shaded areas is invoiced separately, given the extent of the paved areas.

Equipment: 3-speed blower, push sweeper, pressure washer + surface cleaner
Maintenance only. Staffed by one experienced operator, Monday–Friday (07:00–16:00). Excludes tree felling, and consumables such as petrol, top soil, fertiliser, plants and replacement planting — these are quoted separately or client-supplied. Removal of garden debris (green waste) from site is handled by an external supplier and invoiced separately. The monthly rate assumes the grounds are first brought up to standard via the one-off reset (see pricing).
